Besides looking for experience and reviews, there's a number of things that I suggest you look for in your search for a listing agent. Often when I see articles online I see bad questions about agents that don't really tell you much in themselves without more questions. Here I go into depth on what to look for from my perspective, with a focus on looking at key aspects of their recent previous sales.
Typically you shouldn't sell as is, because you'll typically be netting lower profits by selling as is than you would if selling after doing some work to the home and being willing to do more work should the buyer request reasonable repairs. That said, there are some exceptions where selling as is will be viable.
Before you list your home, & even before your initial listing appointment, it's a good idea to at least get a start on the exterior of your home preparations. With anything in doubt, be sure to ask your listing agent, whether in advance of the listing appointment or at the appointment.

Informed sellers know that it's most often best to put a home in cost-effective marketable shape prior to listing it. Some buyers almost fall in love with a house, but are held back by a single negative feature. By doing cost effective work up front, even if they hire out all the work, sellers should make higher net profits than if they left it alone.
