The inflation rate of the US Dollar has a high impact on the short and long-term rate of home appreciation. High rates of inflation (those greater than 2%) boost appreciation in the short term, but also tend to push interest rates up (& once interest rates are pushed high enough, it reduces appreciation), as mentioned in more detail on my interest rates page.
